Modern Technology Aids Traditional Construction By Jeff Collett, BSc MRICS

ACUTE RISK OF CEILING COLLAPSE!

This traditional form of construction has served us well in the past but problems are now arising with increasing frequency, and those problems can lead to sudden and unforeseen collapse.  The collapse can result from either corrosion of the nails securing the laths or separation of the plaster material from the laths (especially in centrally heated buildings).  The initial separation between surfaces is very small, but it progresses rapidly as unsupported weight increases until all , or parts, of the ceiling crash down on the unsuspecting occupants below.  This is happening with increasing frequency as the unwelcome headlines show.

Fortunately the latest technology advances can come to our aid.  Ceiling surveys used to require empty rooms, erection of scaffolding and caused lots of mess and logistical problems.  Our trained team are able to survey whilst rooms are in occupation and complete a full building survey in days instead of weeks.

A thermographic survey uses highly sophisticated hand-held equipment to measure the minute changes in temperature which occur between separated surfaces.  Michael Dyson Associates Limited trained surveyors are able to map the thermal pattern of a ceiling and immediately identify any areas which have started the separation (failure) process.  By providing you with a schedule of results and priorities we can enable you to implement urgent repairs or planned maintenance programmes of progressive replacement.

The same equipment is used to survey existing and new build properties to pinpoint areas of air leakage and heat loss, assess cold bridging defects and identify air infiltration issues; ensuring continuity of insulation and identifying thermal emission from the properties. The Information can be used to confirm compliance with regulations and, thereafter, reduction in carbon dioxide emissions.

Michael Dyson Associates Limited have a team of trained surveyors who are able to quickly and efficiently identify the risk of ceiling collapse.  Contact us now for an informal discussion to find out how you can benefit from our services and avoid hitting the headlines for the wrong reasons.
