Nature of Work Undertaken

The client required an alternative solution to the traditional 'walls out' structural repair (PRC Homes Ltd licence / NTHAS Category 5 Repair) for Cornish properties.

The previous method was regarded by the client as costly, unsafe (particularly if residents could not be decanted), too disruptive and required ancillary works (such as kitchen removal) to carry out the works.

Specifically the client required:

  • Reduced disruption facilitated by leaving inner face of external walls in place
  • Reduced construction time
  • Reduced site set up and mess
  • Maximising dry trades
  • Reduced cost
  • Increased safety
  • Reduced consequential works out of life cycle sequence e.g. heating, rewiring, kitchen renewal, etc
  • Measures to increase thermal efficiency
  • Mortgageability status

Michael Dyson Associates Ltd and Joyner PA (Cymru) Ltd entered into partnership to develop a solution for the client. An unrepaired Cornish unit PRC property (site office, owned by Joyner) was used for test construction.

Michael Dyson Associates Ltd developed a steel framing design with the Joyner team. The system provided galvanized steel frames installed between the PRC columns to carry the building loads. We provided design and engineering services and Joyner provided materials and labour.

Caerphillly CBC was impressed with the scheme and agreed to roll this out to potentially 66 Cornish properties in the Caerphilly district.
