Both Government and the Housing Corporation require the production of Asset Management Plans to ensure landlords fully understand their liabilities and make best use of their resources. This is good business sense.

The key components of Asset Management are:-

  • an understanding of the physical asssets through Stock Condition Survey and Valuation
  • an understanding of need through demand and demography assessments
  • an understanding of resources through intelligent modelling

Increasingly Social Landlords are creating partnerships with Contractors responsible for investment delivery and alongside the more conventional sample condition surveys MDA carry out dedicated Decent Homes and “Local Decency” surveys to facilitate the budgeting, procurement and delivery of works packages.

Michael Dyson Associates Ltd benefit from a dedicated Asset Management Team who, in line with current guidance and in consultation with our Clients, design asset databases and survey forms, catalogue stock, carry out surveys and develop Planned Maintenance and Repair Programmes. The Team includes measurement and condition surveyors as well as CAD technicians to provide a true “one-stop-shop” from surveying to cost forecasting.

Beyond this we offer advice on regeneration, redevelopment and disposal strategies and can arrange specialist services such as valuation and options appraisal.

We make use of a number of proprietary software systems as well as our own bespoke data capture and interrogation system which ensures our databases link effectively to most proprietary Housing Management Systems as well as the DTLR cost generation and HIP models, particularly in respect of the Decent Homes initiative.

As with all our services, consultation lies at the heart of our approach to Asset Management. We recognise the tension between satisfying the needs of the Individual, the Community and the long-term welfare of the Stock.
