Michael Dyson Associates Ltd have developed national recognition as probably the foremost expert in the survey and repair of system built properties & high rise blocks.
Our experience commenced in 1981 when potential
problems were identified with Prefabricated Reinforced Concrete
(PRC) properties. We responded immediately to the requirements
of Housing Defects Act legislation by developing PRC Home
Ltd licensed repair systems for the majority of the 26 PRC
property types which were designated as "defective" by the Act.
During the 1980's and early 1990's Michael Dyson
Associates Ltd were responsible for the survey, design and
supervision of structural reinstatement to several thousand
PRC properties of all types. The PRC Homes Ltd licensed repair
procedures ceased to exist several years ago when the qualifying
period under the Housing Act 1985 expired.
In the continuance of our non-traditional housing
expertise Michael Dyson Associates Ltd became founder members
of the Non-Traditional Homes Appraisal Scheme (NTHAS). The
scheme was established primarily in response to the needs
of social housing landlords for a more enlightened and cost
effective approach to the survey and repair of PRC properties.
NTHAS has been continually developed and now
includes inspection procedures and repair solutions for all
properties of a system built nature e.g. steel frame, large
concrete panel, timber frame etc. Although many of these properties
are not classed as defective they do often suffer from inherent
design weakness or deterioration which can cause funding agencies
to consider them outside the parameters of traditionally constructed
properties.
Michael Dyson Associates Ltd have developed
an enviable reputation for their expertise in the survey and
provision of design solutions for many thousands of properties
to secure their future life within the budget framework.
The Michael Dyson Associates Ltd services
of property survey, options appraisal and cost management
can be further progressed into the procurement and project
management of experienced specialist contractors to carry
out appropriate schemes of repair.
