Lea Croft Residential Developments

Nature of Work Undertaken

Lea Croft Residential appointed Michael Dyson Associates Ltd to provide architectural services for RIBA Stages 1 to 6 for the development of 57 dwellings for Market Sale across two sites in West Yorkshire.

The Cliffe Lane site was a brownfield site, within Green Belt land, which was partially occupied by derelict mill buildings. Following detailed discussions, Kirklees Council granted planning approval for the scheme on the basis of the site being an exemption site owing to its previous development, commitments to carry out soil decontamination measures and proposals to construct a sustainable scheme that would meet Code Level 5 of the Code for Sustainable Homes.  The site would provide 18 high quality new build 4 bedroom homes for market sale. The scheme consisted of two terraced blocks arranged around a central green with communal landscaping and a common parking area at the entrance to the site.

In addition to Cliffe Lane, Lea Croft purchased a further site at Timmey Lane which had planning approval for 39 dwellings.  This additional site was added to our contract with services including revised planning application and construction information.

Our design for the sites included; Layout to maximise natural surveillance; Design around the natural sun path; Sustainble drainage strategy; Rainwater Harvesting; Photovoltaic roof panels; principles of Lifetime Homes to ensure dwellings are accessible and adaptable; High levels of insulation and air tightness; Triple glazed windows.
